One Year written builder warranty including the following: 

• Home orientation prior to closing
• 30 day list after closing
• Year-end service call
• Extended manufacturers warranties on many of the appliances.

Landscaping

• Professional landscaped yards with sprinkling system.

Flatwork and Foundation

• Poured wall basement with brick imprint, perimeter drain tile system, and sump pit
• 3500 psi concrete
• Smooth brush finish on drive, patio, and service walk
• Covered patio (most plans)

Structural components

• Stick built construction with professionally engineered roof system
• 2"x4" walls 16" on center, with pressure treated plates where in contact with concrete
• 3/4" subflooring, glued and nailed
• 7/16" roof sheathing with plywood clips to prevent sagging

Interior Trim, Doors, and Cabinets

• 6 panel doors and painted trim standard (pine, or oak doors and trim optional)
• Cabinets, vanities and tops allowance

Insulation

• Exterior Walls - R13 Fiberglass batt wall insulation (garage walls not insulated)
• Attic - R-30 Blown in insulation
• Sloped Ceilings - R-30 Fiberglass batts
• Air Infiltration - Fiberglass sill seal between foundation wall and sill plates.  House wrap installed behind siding on exterior wall living spaces.

Exterior Finishes

• Architectural shingles with 30 year manufacturers warranty, over 15# felt
• Maintenance free Brick exterior with premium vinyl siding gables

Exterior Doors and Windows

• Energy efficient insulated glass windows with tilt-in sash for easy cleaning
• Exterior Door Features include insulated steel doors with magnetic weather stripping, and adjustable threshold. Deadbolt locks keyed alike.  Anti tarnish brass knobs.  Steel insulated garage door with 1/2 horsepower opener and two operators.  Also features photo eye safety equipment.

Interior Finish

• 1/2 drywall throughout taped, bed, and sanded with textured ceiling finish
• Shower door to master bedroom 5' walk in shower
• Floor Coverings - Bruce hardwood floor or ceramic tile in entry way, kitchen/dinette, and bathrooms.  
• Plush carpet with 6# pad throughout.
• Two coats of interior latex flat paint on all interior walls (1 coat in closets)
• Large plate glass mirrors above vanity tops.
